Help for first home buyers
- 5% Deposit Scheme: buy with as little as 5% deposit and no lenders mortgage insurance. Price caps apply.
- First Home Owner Grant (SA): $15,000 towards a newly built home.
- Stamp duty relief (SA): first home buyers of a new home, or land to build on, may pay no stamp duty.
- First Home Super Saver Scheme: use voluntary super contributions towards your deposit.
Pre-approval
A pre-approval tells you roughly how much a lender will lend, so you can make offers and bid at auction with confidence.
Your deposit
Most lenders look for 20% to avoid lenders mortgage insurance (LMI). With less, LMI usually applies, unless a government scheme or a family guarantee covers it.

General information only, not a credit offer. Estimate uses 2026–27 tax rates plus the 2% Medicare levy, and tests repayments at your rate plus a 3% buffer, as lenders do. Each lender assesses differently, and your real figure could be higher or lower.
How much deposit do I need?
It depends on the lender and your situation. Eligible first home buyers may be able to buy with as little as 5% deposit and no lenders mortgage insurance through the Australian Government's 5% Deposit Scheme. Property price caps apply, and we'll check what you qualify for.
Does it cost me anything to use a broker?
In most cases, no. Lenders pay brokers a commission when a loan settles. If a fee ever applies to your situation, we'll tell you upfront and in writing before you commit.
Will getting pre-approval affect my credit score?
A pre-approval application involves a credit check, so we only lodge one when you're ready and with a lender that suits you. We'll always tell you before anything is lodged.
Can my parents help?
Often, yes. Some lenders allow a family guarantee, where a parent uses equity in their own home to secure part of your loan. It's a big decision for everyone involved, and we'll walk you through how it works.
